Olive Avenue Business Park
Challenge
The Arizona Department of Transportation (ADOT) had filed a letter disapproving a left turn access from Olive Avenue/Loop 101 to Olive Avenue Business Park. ADOT also had determined that future consideration of this change was not an ADOT priority. Because the Client was in escrow on the property, it needed ADOT to revisit this issue quickly, reverse the decision and allow the left turn access.Strategy
Landry-Creedon determined that to meet the Client’s urgent time frame, it needed to coordinate immediately with ADOT and the City of Peoria to secure approval for design and construction of a left turn access from Olive Avenue/Loop 101 to Olive Avenue Business Park and the process needed to be fast-tracked.Advocacy
Landry-Creedon laid the groundwork for ADOT and the City to reach consensus on this issue by having a new engineering study commissioned to build a “safety” case for left turn access to the business park. The firm summarized the study conclusions that made the case for left turn access and immediately presented the conclusions to ADOT and the City of Peoria.Using its contacts both at ADOT and the City of Peoria, the firm established an on-going dialogue. Landry-Creedon organized and conducted regular meetings with the City of Peoria city manager and ADOT district manager and traffic engineering staff;
To make sure that the Client stayed abreast of all discussions, Landry-Creedon collaborated with the Client’s zoning attorney; and
When the discussions yielded the intended results, Landry-Creedon drafted the approval letter.
